Rainy Season Home Prep Checklist | Thousand Oaks & Conejo Valley

In Southern California, a long dry summer can make the first big storm a surprise. The best time to prepare your Thousand Oaks, Westlake Village or Newbury Park home for rain is October and November, before the first major storm arrives. A few hours of prevention now can save thousands in water damage later.

After more than 30 years living in the Conejo Valley and 20 years in real estate, I've seen how small issues like a clogged downspout turn into big repair bills and inspection problems when it's time to sell.

What should I check on my roof before the rainy season?

Walk around your home and look for cracked, curled or missing shingles and broken clay or concrete tiles. Check flashing around chimneys, skylights and vents, since that is where most leaks begin. If your roof is more than 15 years old, a professional roof inspection is inexpensive peace of mind.

How do I clean gutters and downspouts?

Clear leaves, oak debris and pine needles from gutters, then run a hose to confirm water flows freely. Make sure downspouts discharge at least 4 to 6 feet away from your foundation. Oak trees are a signature of Thousand Oaks, and they fill gutters fast.

How can I protect my yard and foundation from flooding?

  • Make sure soil and hardscape slope away from the house.
  • Clear area drains, French drains and storm grates of dirt and leaves.
  • Keep a few sandbags on hand if you've had water near doors before. Check the City of Thousand Oaks or Ventura County Public Works websites for current sandbag pickup locations.
  • Test your sump pump if you have one.

What should hillside homeowners in Agoura Hills, Oak Park and Malibu know?

Hillside and canyon properties need extra attention. Inspect retaining walls for cracks or bulging, keep slope drains clear, and maintain deep-rooted, fire-wise ground cover to reduce erosion. Homes near past burn areas can face higher mudflow risk after heavy rain, so sign up for local emergency alerts.

What about windows, doors and the inside of the home?

Replace worn weatherstripping and re-caulk gaps around windows and doors. Check under sinks and around water heaters for slow leaks. Clean your dryer vent and schedule a furnace or HVAC service so you're ready for cool, damp nights.

Does rainy season maintenance affect my home's value?

Yes. Buyers and inspectors look closely for water stains, mold, foundation cracks and poor drainage. A well-maintained home shows better, inspects cleaner, and sells with fewer surprises in escrow. Keep receipts for roof, gutter and drainage work; they are valuable proof of care when you sell.

Rainy Season FAQ

When does the rainy season start in Thousand Oaks? Most significant rain in the Conejo Valley falls between November and March.

How often should I clean my gutters? At least twice a year, in fall and again mid-winter, and more often if you have oak or pine trees nearby.

Does homeowners insurance cover flood damage? Standard policies usually do not cover flooding. Ask your insurance agent whether flood coverage makes sense for your property.

Should I fix drainage problems before selling my home? Usually yes. Water issues are among the most common inspection concerns and can lead to repair requests or lower offers.
